For owners
We look after a limited number of homes in Byron Bay. It is not a portfolio you join by asking. It is one you are accepted into.
The position
Most managers in this region grow by adding homes. We grow by adding service, which means the number of homes has to stay where it is.
There are two lists we run every enquiry against. We compare the house to both before we answer, so that when we do say yes it is because we are genuinely the right fit for it.
What you get
The full list, as we give it to owners. Guest concierge services are booked and charged to the guest, not to you.
Getting the home photographing and living the way it should before a single night is sold.
Listing, photography, rates and calendar, managed against real demand rather than left on a flat nightly figure.
Every enquiry, booking and question answered by our team, from first message through to checkout.
Cleaning, linen, gardens and the small repairs, caught before they turn into the large ones.
Private chefs, provisioning, transfers, wellness and experiences, which is what keeps guests coming back to your house specifically.
Clear statements and a straight answer on performance whenever you ask for one.
Under management
One team, one point of contact and complete transparency on the numbers. You should never have to chase us for an answer about your own house.
The criteria
What a house has to be for us to take it on, and what sends it back the other way.
A manager holding a hundred properties cannot know yours. They cannot walk it before an arrival, notice the tap that has started dripping, or turn down the booking that was never right for the house. We can, because we deliberately never let the portfolio get past a size the team can hold in their heads.
So we turn most enquiries down. Not to be difficult, and not as a sales tactic. It is the only honest way to promise the standard we promise.
If the house is right, the conversation is short. We will walk it, tell you what we would change and what it should earn.

How it works
Five steps, and we will tell you where you are at every one of them.
Tell us about the home. Where it is, how it lives, what you want out of it and what has not been working if it is already being managed.
In person, at the property. We will tell you honestly whether it is right for the portfolio, and if it is not, we will tell you why.
Presentation, positioning, rates and a realistic view of what the home should return. No inflated projections to win the listing.
Styling, photography, listing build, pricing calendar and the concierge offering set up around how the house actually lives.
From here it runs. You get the reporting, the income and a house that is being looked after. The rest is ours.
Who you deal with
Between them, more than fifty years of property, design and finance. You will meet all three before anything is signed.
Who looks after it
Tenille Skinner is our Director of Guest Experience and Licensee in Charge, a Class 1 agent with more than ten years in the industry. Between the team there is over twenty-five years of it.
Luxury On The Bay is a fully licensed NSW real estate agency operating under the NSW Fair Trading Code of Conduct for the Short-Term Rental Accommodation Industry. Your home is not being run as a side project.
The portfolio is deliberately held to a small number of homes. We will tell you exactly where that sits when we meet.
