Luxury On The Bay was established in 2024 as a boutique property management company with a carefully selected portfolio of luxury short-term rentals in Byron Bay.
Why it stays small
We are committed to keeping the portfolio elite and boutique, so we are limiting the number of properties we represent to ten to fifteen high-end beachfront and centrally located homes.
The aim is to blur the line between a private stay and a resort-style experience, through personalised guest services, luxury trappings and a curated concierge offering. That approach lifts the guest experience, which is what ultimately drives higher occupancy and better yields for owners.
It only works at this size. A hands-on standard is not something you can keep across a hundred houses, so we do not try.

With over ten years in the industry, Tenille is a Class 1 real estate agent and Luxury On The Bay's Licensee in Charge.
She works from a genuine belief that boutique premium properties and outstanding guest experiences drive occupancy and yields over the longer term. She makes sure she knows the detailed nuances of every property we manage, so guest queries are answered without delay and without disturbing owners.
Tenille is a Byron local with intimate knowledge of the people, the places and the experiences across the region. Her established relationships with operators here are what let the concierge offer things you would not otherwise get. In her own time she is a passionate surfer, happiest with a perfect wave at the Pass or Wategos, and stays surf fit with regular yoga followed by a good oat latte.

Sammy has been in interior design and property management for almost twenty years.
She graduated with a degree in communications, trained in interior design with Coco Republic and has since been involved in the development and management of numerous commercial and residential projects.
At Luxury On The Bay she focuses on presentation, which is the reason every house reads as one consistent premium product rather than six separate ones. She also works with Tenille across back office, property management and concierge as it is needed. Sammy is a keen tennis player, a beach goer and a yoga aficionado. Byron is in her DNA.

Finance and Operations
Rob is an accountant with over thirty years in public practice, across more than five hundred commercial and residential projects.
He co-founded Luxury On The Bay with Tenille and Samantha, committed to building an elite boutique brand that returns superior yields to owners through quality and difference rather than volume. The goal is a brand holiday makers choose ahead of the alternatives because they know what they are going to get.
Day to day he is responsible for back office systems, policies and procedures, and for finding the opportunities in each property that lift its yield over the medium to longer term. In his down time you will find him wandering Belongil with his two Aussie Shepherds, or in the garage working on old Land Rover Defenders.
